Our Exclusion Policy sets out the circumstances in which we exclude applicants from being offered a West Kent home.

Here's what you need to know

When exclusion applies

We have the right to exclude applicants and nominees from our homes if they:

  • pose a threat or nuisance to other tenants, our staff or others in the community
  • owe us or another landlords' money from a previous tenancy and have not taken any positive and continued steps to clear the debt
  • been evicted and/or taken to court previously by West Kent or any other landlord and have not changed their behaviour
  • been excluded from a local authority housing register
  • have needs that are too high for our highest support level of Emerald and/or supported homes.

Why we have this policy

  • To protect communities and ensure fair access to housing.
  • To prioritise applicants who meet responsibilities.

Our responsibilities

  • Apply exclusions fairly and consistently.
  • Inform you of the reason and your right to appeal.
  • Review exclusions regularly.

Your responsibilities

  • Be honest in your application.
  • Clear any arrears or agree a repayment plan.
  • Demonstrate positive behaviour and compliance with tenancy rules.
