We’re already doing the right thing when it comes to damp, mould and emergency repairs. We’re using this moment to strengthen our approach and make sure we’re fully aligned with the new legal requirements.  

Awaab’s Law comes into force today, 27 October 2025, introducing new legal requirements for social landlords to fix emergency repairs within 24 hours and also investigate significant damp and mould cases within 10 days of being notified. The law is named in memory of two-year-old Awaab Ishak, who tragically died after prolonged exposure to mould in his home, despite repeated complaints from his parents.

At West Kent Housing Association, we welcome this legislation and the clarity it brings to our shared responsibility for your safety and wellbeing. Behind the scenes, we’ve been working hard to make sure our systems and processes are ready. While the overall process hasn’t changed dramatically, we’re refining how we assess cases to make sure we respond to you appropriately and consistently. 

We’re currently updating our damp and mould policy to reflect Awaab’s Law, and this will be published soon.
