    What to expect when move into your new home

    Before you move in:

    We’ll thoroughly check the property to make sure it's safe, clean, secure and in a good state of repair. We’ll tell you about any repairs or improvements we need to carry out - perhaps after you've moved in - and complete various statutory and other checks on the installed services such as the plumbing and electrics.

    • General information about your new home

      Before you move in, we will use trained and accredited staff to:

      • thoroughly check the heating system, electrical installation and landlord appliances, smoke and carbon monoxide detectors (where fitted)
      • ensure the electrical consumer board has a secure cover and a full set of fuses
      • complete a landlord’s gas safety record and give you a copy
      • repair any water leaks and do a visual check on the plumbing system and label the main stopcock to the incoming water main
      • tell you the location of any asbestos we are aware of and check the condition to ensure it’s safe
      • complete an Energy Performance Assessment and give you the certificate
      • change the locks and give you two sets of keys
      • confirm if there are any gifted items we expect you to take responsibility for
      • give you a photo inventory of your new home so we all know its condition when you move in.
    • Cleaning and decorations

      You will find all rooms in your new home are clean, free of rubbish, safe and ready for occupation, and all fittings are working properly. We'll clean throughout, including kitchen and bathroom surfaces and fittings, and all floors.

      We’ll make sure there’s no rubbish left behind, with walls and ceiling surfaces left in good condition and ready for decoration. We'll even provide a decorating pack if we think it will help.

    • Rooms in your home

      Before you move in we'll check that:

      • floors and skirting boards are sound, secure and ready for floor coverings 
      • staircases are safe and any stair rails secure
      • internal doors open and close correctly
      • there’s no water penetration or evidence of any kind of live infestation.

      We'll remove any polystyrene wall tiles, clear air vents and make sure any special adaptations are safe and working properly.

      We'll also assess the condition of your kitchen and bathroom and make sure they are fit for purpose, including checking the WC pan, basin and bath for any significant cracks.

    • Exterior and garden

      We’ll carry out a visual check on the exterior of your home including the roof and brickwork, drains, gutters, down-pipes and overflows. We’ll also test the front and rear doors and windows and, if there are windows at first floor and above, we’ll fit child proof restrictors and working locks.

      If you have a garden it will be free of rubbish, ponds will have been emptied and filled in, broken fencing repaired or replaced (depending on the type and location) and paths and paving will be safe and level. We’ll also identify any sheds and other structures that are in reasonable condition and gift them to you.
