    Due to an internal promotion we are looking for a development manager to join our small but ambitious development team, with responsibility for securing new business and running complex Section 106s and land-led deals. West Kent’s development programme is increasing and we aim to develop 200 homes a year. You’ll be project managing developments from the initial landowner negotiation stage, through planning to handover.

    With a small busy team comes great variety. That also means this is a great career move for somebody wanting to broaden their experience as you will be involved in new business and project delivery, often on the same day!

    The roles offer a chance to manage your own work programme. You’ll have support from your managers and line management responsibility but the onus to deliver will be on you.

    We are looking for people with at least three years’ experience in a development or property environment, experience in a housing association will be an advantage.

      Purpose of job

      To generate new business and deliver a range of development building projects across Kent.


      • Generate new business opportunities for West Kent
      • Cultivate relationships with key statutory and private sector stakeholders, appraising potential schemes and negotiating funding where applicable
      • Obtain internal approvals (Executive Team and Board of Management) for new business opportunities
      • Implement, deliver and review West Kent’s development strategy by securing new business and delivering our development schemes successfully, on time and within budget
      • Involvement and contribution to the development team’s income generation stream
      • Build successful, collaborative relationships with all partners, consultants and stakeholders in order to deliver the projects
      • Identify and manage risks, escalating concerns where appropriate, to ensure problems are resolved in a timely and cost effective way
      • Maintain an overview and overall awareness of commercial pressures whilst delivering against the projects critical path
      • Provide accurate and detailed reports with analysis to facilitate business decision making
      • Comply with all current legislation, polices, standards, procedures and standing orders
      • Maintain full ownership to completion for every aspect of the projects you are responsible for
      • Build and maintain positive and productive relationships with colleagues, communicating effectively to ensure a successful team approach
      • Maximise use of the available technology and systems to work effectively and efficiently, including administering the HCA Investment Management System
      • Share and apply learning from reviewing projects to continuously improve processes and practices
      • Resolve problems and conflicts in order to achieve positive outcomes
      • Undertake line management of project manager post or quality inspector post if applicable

      • Valid driving licence and use of an insured vehicle to be able to pursue new business opportunities and visit development sites across Kent
      • Preferable to have a professional qualification in a construction/housing related field or educated to degree level, or to have equivalent experience.

      Additional job details

      Reports to: Head of Property (Development)

      Budget responsibility: Between 20 and 100 units per project

      Responsible for: Senior Project Manager, Project Manager or Clerk of Works

      You may be required to attend meetings and other activities outside of normal working hours. You will also have to travel to other offices, West Kent premises and sites across Kent.

    • About the team

      The roles my team perform are varied and two fold. Firstly we deliver new homes either for rent or shared ownership (part rent - part buy) and we're now beginning a modest programme of homes for sale. Secondly we look after and maintain our 7,000 homes through planned maintenance programmes such as new kitchen and bathroom replacements or carrying out day-to-day repairs. To do this my teams are committed to ensuring we build sustainability and quality into our current and future homes.
