Types of tenancy
Probationary Tenancy
A probationary tenancy is given to new tenants for a ‘trial’ period of 12 months. During this period we will help you understand and keep to the conditions of your tenancy agreement.
If you do not meet the conditions of your tenancy during this trial period then we may ask the Court for permission to evict you.
At the end of the 12 months, provided we have not taken steps to end your tenancy, it will become an assured tenancy. Alternatively we could decide to extend the initial 12-month trial period, in which case your tenancy will remain a probationary tenancy for as long as the extension lasts.
Probationary tenancies do not apply to tenants in Older Persons' housing.
Assured tenancy
A Joint Tenancy
Joint tenancies are offered to couples or adults wishing to share a home. Each tenant is responsible for meeting the conditions of the tenancy (including paying the rent) and each tenant has exactly the same rights and responsibilities.

In partnership with Consultants Spectrum Developments, we have created a Pictorial Tenancy Agreement which will help tenants understand the terms and conditions of their tenancy and will be signed alongside a formal West Kent Tenancy agreement.
