Just-in-Time replacement strategy

At West Kent we have a ‘Just in Time’ policy, which is part of our Asset Management Strategy, (the way we manage the properties we own).

‘Just in Time’ means that we will only replace elements in your home like your kitchen or bathroom when we can’t repair them any more. 

 

What does this mean for me?

 

Every five years we will visit you and update our computer system with information about your home.  We will ask to look all around your home, both inside and out. 

We use this information to work out when items in your home need to be inspected for replacement, for example kitchens, bathrooms, doors and so on.

What if you think it needs repairing or replacing sooner?

Contact our iN Homes Team on freephone 0800 169 11 22 and tell them about the problem you are having.  They will ensure that the right tradesperson is sent to your home to inspect the problem. 

 

What happens then?

 

Wherever possible they will carry out a repair, but if they can’t because it’s in poor condition and cannot be economically repaired, they will pass your details to us and tell us that you need a new one. You will then be notified in writing that the repair has been added to the planned replacement programme. We would normally complete the replacement within 12 months of writing to you.

Our partnering contractor, BrenWards, have been advised on our criteria for repairing or replacing elements of your home and they will make the decision of whether an item needs to be replaced during their visit.

If it doesn’t need to be replaced yet, we will update our records and ensure that it is looked at again in the future.
